Although there are many different types of bridge loans and short-term lending programs, the following can be used as general guidelines for determining whether your loan request would be appropriate for a private money lender. Even if your loan request doesn't match exactly to these guidelines, feel free to apply anyway. Up to 75% Loan-to-value (LTV) based on the After-Repaired-Value (ARV) or the as-Completed Value;
100% of acquisition/construction can be financed on a case-by-case basis;
Both residential and commercial properties are OK;
Low credit scores? No income? That's OK too;
We welcome foreclosure/bank REO properties;
Cash-out refinances of land or existing structures;
Interest only and "no payment" options are available;
All loans must be for business or investment purposes (sorry, no primary residences);
